Moving into a new property comes with lots of responsibilities and often times, lots of question marks, too. We've created these checklists as a resource for you as you embark on the moving process. Whether you're coming in or headed out, the details below should ensure we're all on the same page.

Move-in Checklist

First Month's Rent & Security Deposit

Your first rent check, security deposit, and any administrative fees all must be paid at the signing. Without these funds, we cannot release the keys to your property.

Move-in Date & Inspection

We schedule the move-in and provide all initial inspection information at the lease signing.

Utilities

As a tenant in a FourLeaf Property Management home, all utility accounts need to be placed in your name. Do this as quickly as possible after signing the lease, to avoid losing access to your utilities.

Move-out Checklist

Notice of Intent to Vacate

If you are planning to leave your rental home, you'll need to provide us with written notice of your intent to vacate the premises.

Property Condition

Your home should be returned to its original rental condition before you hand in the keys. This includes the following:

  • Rental Cleaning: Carefully clean your rental property, taking the time to remove all of your personal belongings and any garbage in the home. Sanitize your kitchen and bathroom spaces thoroughly and clean all floors (vacuum, sweep, mop). You should also wipe down all hard surfaces in the home.
  • Landscaping & Outdoor Areas: If you have outdoor space at your rental home and you routinely handle lawn care and general maintenance, please make certain your property is in good condition before vacating.
  • Repairs: If any cosmetic damage (nail and screw holes, paint, etc.) needs to be addressed, please take the necessary steps. For larger repairs, work with our team to find a solution.

Security Deposit

The security deposit will be returned to you, assuming you've paid all of your rent in full and addressed any damages. We perform one final inspection after your departure; if we find any new damage, we will make the repairs and deduct theses expenses from your deposit.
